Cottage Policies

Reservation Procedures

After you have contacted us, we will email you two brief documents: our Contract/Rate Sheet and our Indemnity Release, which you will need to complete and return along with your deposit check. Once we receive them, we will email you a receipt and ‘Directions to Seanook’.

Bed Sizes

Seanook: There are two King beds, each of which can be converted to two Twin beds upon advance request, and one Queen bed.

Paradise Cottage: There is one King bed, which can be converted to two Twin beds upon advance request, and a Queen bed (this property only has two bedrooms).

Deposit to Hold Your Reservation

As part of the total rental, a $1,000 non-refundable deposit, or half of the total rent—whichever is less—is required in advance to hold your reservation. The remaining balance, along with state tax and any optional linen or pet deposits, will be due upon arrival.

For reservations made a year or more in advance, only one-quarter of the rent is required until January 1 of the year of your stay, and it is completely refundable until that date.

The second quarter of the rent is due on January 1 of the year of your stay, with the remaining balance (including the final half of the rent, tax, and any linen or pet fees) due upon arrival. While full payment is typically not required until arrival, we reserve the right to request full payment—including rent and all additional fees—up to 30 days prior to your check-in date.

Damage or Security Deposit​

Upon arrival, you will be required to complete a Security Deposit Release form authorizing us to charge your credit card in the event of damage, missing items, or excessive cleaning needed after your stay. We do not automatically charge your card. If everything in and around the house is left as you found it, we will destroy the form and email you confirmation that it has been destroyed. We do not retain credit card numbers.

Alternatively, you may provide a $600 security deposit at check-in. This amount will be deposited into our escrow account. If the property is in the same condition upon your departure as it was at your arrival, we will issue a refund check within one week of your departure. If any charges are necessary, we will provide you with an itemized statement.

For stays longer than a month, an additional month’s rent will serve as a damage deposit. If the property is in the same condition upon your departure as it was upon your arrival, we will issue a refund check within one week of your departure. If any charges are necessary, we will provide you with an itemized statement.

Cancellations

If you notify us more than 30 days prior to your arrival AND we are able to re-rent the cottage for your reserved dates, you may choose to reschedule for another available time within the same calendar year, or we will refund your deposit minus a $100 per week rebooking fee. If we are unable to re-rent your reserved time, or if you cancel within 30 days of your arrival, your deposit will be forfeited and you will be responsible for the remaining rent and taxes.

Payment Methods

Our lowest rates apply to payments made by cash or paper check. If you prefer to use another payment method, please inquire about our regular season rates and let us know your preferred form of payment.

Pet Policy

We like pets, and most pet owners are wonderful—but unfortunately, a few exceptions have made it necessary to set firm guidelines. Our policy is designed with the lowest common denominator in mind to protect the comfort of all our guests.

We encourage you to enjoy your vacation without the added responsibility of caring for your pet. Many guests have found that leaving their pets at home ultimately made for a more relaxing stay. However, if you choose to bring your dog, please note the following:

  • Do not leave your pet alone in the house unless you bring a kennel. A kennel is mandatory if your pet will be unattended indoors.
  • Pets are not allowed on beds, bedding, furniture, or pillows. Please bring your own pet bedding and supplies.
  • No cats are allowed.

     

Thank you for understanding and helping us keep the space enjoyable for everyone.

Furthermore, to help preserve the peaceful character of Linekin Bay—and because sound travels unimpeded across the water (you’ll notice this when you hear a dog barking from across the bay, sounding as if it’s right next to you)—we ask that you be mindful of noise. If your faithful friend barks or cries while left alone in the house, we will ask you to address the situation by closing doors and windows or taking your pet with you. Should the problem persist, we reserve the right to require you to board your pet for the remainder of your stay. Additionally, your cooperation in cleaning up the grounds is required. If we must clean up after your pet, you will forfeit your $100 partial refund of the deposit.

Regarding the $350 pet fee stated in our contract, $100 of this is partially or fully refundable depending on the amount of cleaning required after your dog’s departure. This fee applies to one pet. A second dog incurs an additional $350 fee, with $100 of that also possibly refundable. At Paradise Cottage, only one dog is allowed.

Dock & North Beach

You may keep your boat at our dock or mooring. Except for the occasional short term visitor to us arriving by boat, the dock is reserved exclusively for guests at Seanook. The north beach can be shared between the two properties.

Late Departure Fee

Check-out time is by 10:00 a.m. on the day following your last night. At the manager’s discretion, a penalty fee of $100 per hour may be charged for any stay beyond 10:00 a.m. without prior permission. Please request approval for a delayed check-out until noon if there are no incoming guests that day.

Electric Vehicles

As electric vehicles become more common and electricity costs have increased, please inform us if you plan to charge your vehicle on site. We can either add a $60/week charge to your contract for charging or bill you later for the actual overage amount. Several charging stations are available nearby; the closest is at Bigelow Laboratory, just a jog across Ocean Point Road.

Smoking Policy

Smoking of any kind is not allowed inside any of our buildings. The cottages must remain smoke-free! Outside, there are plenty of porches where you can choose your preferred wind direction and enjoy the views. Please be responsible and dispose of cigarette butts properly. Thank you for your cooperation; failure to comply may affect your ability to return.
