With an open floor plan, comfortable seating and full kitchen, Seanook is an ideal place to entertain family and friends or simply relax and unwind. Three upstairs bedrooms accommodate up to six guests, with a full bathroom on each floor.
Floor-to-ceiling windows, 4 decks, and a dock (in summer) bestow extensive water views in three directions, including a long vista to the mouth of the bay where it joins the Atlantic.
Seanook cottage guests enjoy exclusive use of the cottage’s decks and dock, with a picnic table for outdoor dining and a float for fishing and swimming. You’ll also have access to a pebble beach on a cove shared by our two properties. Our shoreline is a great place to store and launch your kayaks, or borrow one of our three sit-on-top kayaks. During the summer, the sun warms the pebbles in the cove, resulting in some of the warmest water for swimming in Mid-coast Maine.
Seanook is more than just a Boothbay summer cottage. It’s a Maine vacation cottage for all seasons. In winter bask cozily in the glow of the fireplace stove while wind-whipped snow whirls across the waves outside the windows. In the fall, enjoy the beautiful colors of the trees lining the bay.

Seanook has a full kitchen that encourages cooking, with open shelves and plenty of counter space so you can easily find the equipment you need—including a microwave, dishwasher, Keurig, and, of course, a lobster pot—to prepare whatever your heart desires. You’re welcome to use the spices and staples you find on the shelves and in the refrigerator. From the kitchen sink, enjoy views of Linekin Bay in three directions while staying connected to whatever else is happening in the open-plan living area. The dining area features an adjacent library lounge where guests can relax and chat with you as you cook. Please ask us if you’d like to expand the dining table to seat your whole group.
The living room and sunroom are just beyond. Watch ducks dive and swim underwater. On an exceptionally high tide, it may even feel like a lobster boat could float right in! You’ll hear the water sloshing under the living room. A first-floor bathroom and laundry room are available to meet your needs.
Upstairs, three bedrooms sleep up to six people. The middle bedroom has a queen-sized bed, while the master and end bedrooms each have two twin beds—usually arranged as kings. With advance notice, we can separate them for you. The upstairs bathroom has a shower and two sinks. Every bedroom offers a view of the bay. In the morning, enjoy watching the sun trace down the opposite shore and the shifting reflections in the water when it’s calm.
For summer comfort, Seanook is located in a natural wind tunnel that funnels the prevailing southwest sea breeze through the house. Most days, opening the sliding glass door downstairs and the windows on the north side upstairs creates a pleasant natural circulation.
Fans are provided for still days. We do not have air conditioning—because we rarely need it! Part of the summer experience is having all the doors and windows open and feeling in tune with the outdoors. If you’re too hot, you might just fall into the ocean! Water access is available from the float, which has a swim ladder, or by wading in on the north beach.
Seanook is heated by propane-fired Rinnai units, easily operated with a keypad featuring an on/off button and up/down arrows for temperature control. The gas fireplace/stove in the master bedroom is controlled by a thermostat on the wall next to the entry door.
Winter at Seanook is the best time for relaxing. Snug and toasty by the fire, and surrounded by water on three sides, you can watch weather waft across the waves—ice floats, sea smoke (if the temperatures are just right), and the antics of various species of ducks as they dive underwater and get chased by lurking seagulls when they emerge with food. Observe seagulls riding the updrafts, and occasionally, an eagle. We also have deer, foxes, turkeys, and perhaps a mink. If you get a storm, the experience can be spectacular!
Best of all in winter is the ambiance of our wood-burning fireplace/stove insert in the living room. Please be sure to use the fan underneath to efficiently distribute the BTUs from the firewood, which we supply.
We trust you’ll use common sense and close the doors and windows if the heat is on. That said, even in the coldest part of winter, a sunny afternoon may require dialing everything back due to the wonderful passive solar gain from the southwest-facing, floor-to-ceiling glass.
In Boothbay Harbor, just three miles away, one of the best restaurants is open every day, and there is plenty of parking. The pace is a little slower, and the attention a little warmer. Our world-renowned Coastal Maine Botanical Gardens now celebrates the winter season with Gardens Aglow, from the end of November through the end of December (reservations available online). The town of Boothbay Harbor is beautifully illuminated as well.

Seanook was built as a bungalow shortly after 1900 by John Seavey, then owner of the East Boothbay General Store. This enterprising shopkeeper used it as an annex from which to sell snacks, bait, and fuel to lobstermen on Linekin Bay.
Mary Ellen’s parents bought the bungalow through a realtor, Mr. Linekin, in 1947. Mary Ellen’s father came up with the name “Seanook,” meaning “a nook by the sea.” Every summer, he took on an improvement project for the building. When Mary Ellen acquired the property in 1997, she commissioned gradual renovations to winterize it and added the second floor, the sunroom (previously a partially enclosed porch), entry hall, and laundry room. After the major work was completed, she and her husband Ron continued to make subsequent improvements themselves.

Transformative. Our stay at Seanook was truly spectacular. The cottage boasts breathtaking views of Linekin Bay, a peaceful ambiance, and exclusive water access perfect for fishing, kayaking, or swimming — not to mention the spectacular sunsets.
The cottage provided us with comfort and all the amenities we needed, including a well-stocked kitchen. Our gracious hostess, Mary Ellen, was more than happy to take the time to share a tour of the amazing gardens and studio.
Just up the road, we enjoyed breakfast pizza, pastries, and sandwiches from the East Boothbay General Store on more than one occasion. And a short ride down the road brought us to Ocean Point, where we took refreshing daily strolls.
A must-do is the Coastal Maine Botanical Gardens, and a trip from Boothbay Harbor aboard the Balmy Days to Monhegan Island was truly unforgettable. Boothbay never disappoints as a quintessential Maine destination!
Beyond a place in time, staying at Seanook is a transformational journey! It is a magical place where indoors and expansive outdoors merge as one. The comings and goings of the sea and its wildlife are endlessly captive. I’ve just I’ve just returned from yet another off-season getaway with my five other teacher girlfriends. We came laden with puzzles, books, knitting, a sewing machine, embroidery, a Scrabble board, binoculars, and the most luscious ingredients to enjoy the feasts we cooked up in Seanook’s generously supplied kitchen, an amazing gathering place for preparation, conversation, and delight. The jaunts to Boothbay Harbor, or seaside walks along the Point Road, spring flower strolls in the neighborhood, breakfast at the East Boothbay General Store, and visiting Mary Ellen tending her garden and hosting a visit in her art studio, every moment and every detail captures perfection. It is a magical haven indeed!
Every time I walk into Seanook I feel myself relax, as the peacefulness envelopes me. Nature surrounds every inch of the cottage, and I never tire of it. It is comfortable, warm and cozy, and the kitchen has all the amenities you need to make a delicious meal. We are happy to have found this beautiful spot, and return year after year. Mary Ellen is a kind and gracious host, always making our stay memorable.
